Not every cash buyer is going to give you the experience you’re expecting.

And honestly, I understand why you might be cautious.

You might be wondering if the offer will be ridiculously low.

How long does it actually take to sell a house?

Probably longer than the day you accept an offer.

That’s the part that’s easy to overlook.

Once an offer is accepted, there can still be several stages before you actually complete: conveyancing, property searches, mortgage arrangements, enquiries, and the legal work needed to exchange contracts.

And if you’re in a chain, you’re not only waiting for your own sale to progress.

Your buyer may be waiting for their buyer. Your onward purchase may depend on another transaction. One delay somewhere in that chain can affect everyone above it.

So there isn’t one reliable answer to “How long will my house sale take?”

A straightforward sale with no chain can be relatively simple.

A sale involving a mortgage, legal enquiries and a chain can take considerably longer — even when everyone involved is doing what they should.

If you’re planning a move, I’d look beyond “When can I list?”

Ask instead:

“What could stop me from completing when I want to?”

That question gives you a much more realistic picture of your moving timeline.

What your neighbour sold for isn’t necessarily what your house is worth.

It’s a useful starting point, but it doesn’t tell the whole story.

Two houses on the same street can have very different values because of condition, size, layout, extensions, parking, garden and how recently they were updated.

A sensible valuation should look at recent comparable sales, not just what similar properties are currently advertised for.

It’s:

“What price does the evidence support in today’s market?”

Selling a house sounds simple… until you actually need to do it.

Where do I start?

Do I need an estate agent?

What if the house needs a lot of work?

What if I’ve inherited it and don’t actually want it?

And what if I need the money fairly quickly?

These are usually the questions I hear first.

And honestly, I think that’s understandable.

When you’re already dealing with a move, an inherited property, financial pressure or a house that needs more work than you can afford to take on, the last thing you need is another complicated process to figure out.

There isn’t one “right” way to sell every property.

Sometimes preparing a house properly and putting it on the open market makes sense.

Sometimes the cost, time and hassle of doing that simply aren’t worth it.
