Awaab's Law came into force in October 2025, requiring social landlords to investigate reports of damp and mould within 10 working days and make homes safe within a further five working days.

Lyndsey Dunn says she has "cried every day" and is too terrified to let her family drink from their kitchen taps after a severe five-month plague of rats infested their terrified Wavertree home.

She lives in the property with her family, including her elderly dad who suffers from dementia and her son who attends a special school with autism.

She says they have endured five months of rat droppings and foul smells, leaving them too afraid to use their own water supply.

Instead of washing at home, the family are travelling to Wavertree baths just to take a shower.

They are also buying bottles of supermarket water to avoid drinking from the taps, claiming the drains are disgusting and water is coming back up.

An independent survey of the property revealed a catalogue of issues, including an insecure bathroom sink, loose toilet connections, and rat droppings inside the loft void.

The surveyor also discovered two hazardous open holes in the living room floor alongside loose electrical sockets in the kitchen.

According to the report, the total cost of the required repairs amounts to £3,390 plus VAT.

But the housing association that owns the home says its contractors and the water company have confirmed there are no issues with the water quality or the internal water system.

The Riverside Group apologised to Ms Dunn and stated their pest control contractors have visited multiple times to inspect the property and carry out baiting.

They also stated the family was offered temporary accommodation back in February but decided not to accept it.

Riverside confirmed that pest control contractors returned to the house on June 3.

The contractors have recommended new works to seal up holes behind the kitchen cupboards, the downstairs bathroom, and the roof.

The housing association is now scheduled to carry out repair works in the bathroom later this month to seal holes around the U-bend pipework.
