We get asked this a lot. Here's the short answer:
If your property is anything other than a single private dwelling, the answer is almost certainly yes.

The law requires a suitable and sufficient FRA if you are responsible for:
🏒 Any commercial premises
🏠 A block of flats or communal residential building
🏑 An HMO
🏨 A holiday let or guest accommodation
🐾 A licensed business (kennels, childcare, care homes etc.)
🏭 Industrial or warehouse units

The "Responsible Person" - that's you as the owner, manager, employer or managing agent - has a legal duty to ensure it's carried out and kept up to date.

If you're renting your property to paying guests, even occasionally, you are likely classed as providing accommodation for paying guests under fire safety law. That means a Fire Risk Assessment isn't optional, since 2023.

When you commission a Fire Risk Assessment, you need to know the person carrying it out is genuinely competent β€” not just someone with a clipboard.

Spoiler - YES!
It's part of the DEFRA licensing that even if you don't have outside kennels and the furbabies are being spoilt rotten inside the house, you still need a FRA.

We are helping a lovely lady in Ashurst get all her dogs in a row for the licensing visit.
