❓ "Do I actually need a Fire Risk Assessment?"
We get asked this a lot. Here's the short answer:
If your property is anything other than a single private dwelling, the answer is almost certainly yes.

The law requires a suitable and sufficient FRA if you are responsible for:
🏢 Any commercial premises
🏠 A block of flats or communal residential building
🏡 An HMO
🏨 A holiday let or guest accommodation
🐾 A licensed business (kennels, childcare, care homes etc.)
🏭 Industrial or warehouse units

The "Responsible Person" - that's you as the owner, manager, employer or managing agent - has a legal duty to ensure it's carried out and kept up to date.

Fire safety obligations for short-term lets are mandatory - and many owners are still not aware.

If you're renting your property to paying guests, even occasionally, you are likely classed as providing accommodation for paying guests under fire safety law. That means a Fire Risk Assessment isn't optional, since 2023.

Guests are unfamiliar with the property. They don't know the layout. They don't know the exits.

That's your responsibility to manage. ✅

Don't wait for a platform policy change or an insurance query to prompt you into action.

🏠 HMOs carry more fire risk. Here's why.
Multiple occupants. Shared escape routes. Varying levels of awareness. Doors that don't always get closed.
Houses in Multiple Occupation present a genuinely higher fire risk profile than standard residential properties — and the law reflects that.
An HMO Fire Risk Assessment looks at:

🔍 Fire detection and alarm systems
🔍 Fire doors and self-closers
🔍 Emergency lighting
🔍 Compartmentation
🔍 Resident awareness
If you're a landlord operating an HMO without a current FRA, you're exposed — legally and practically.

Spoiler - YES!
It's part of the DEFRA licensing that even if you don't have outside kennels and the furbabies are being spoilt rotten inside the house, you still need a FRA.
