Just because you've signed a lease doesn't mean you can do what you want. If you need to carry out alterations make sure you discuss them with your landlord before you sign the lease to make sure you can make the premises how you want them.

Your liability at the end of a lease doesn't stop - there will be reinstatement provisions that you need to get right to avoid a big bill. Take advice at the start to avoid this.

Every new lease carries responsibilities for repair. Some are landlord responsibilities at the tenants cost and some the tenant's responsibilities make sure you understand how much you are liable for before you sign a lease.

The Question was: Getting a mortgage is the end of the process so why does it take so long after I have a mortgage offer?

Answer 1 was: Getting a mortgage offer means that the bank have checked you out - they now need Eleanor to check the property.

Answer 2 is: There are a lot of things (such as restrictive covenants or lease defects) that a buyer is willing to take a view on, but a bank is not, and work arounds take time to negotiate!
