Just digesting and summarising the PM’s speech around housing at the labour party’s conference – 2026
What does the PM’s housing announcement mean for property investors and developers?
Looking beyond the politics, there are some interesting signals for the property market.
🔹 First-time buyers: the proposed “Your First Home” scheme is intended to reduce the deposit required potentially supporting demand for suitable new-build properties.
🔹 Council housebuilding: a significant expansion of council housing could generate opportunities for developers, contractors and landowners able to work with the public sector.
🔹 Empty homes: councils are expected to have greater powers to bring empty properties back into use. This could make refurbishment and conversion strategies increasingly relevant.
🔹 Private rentals: tougher action on poor-quality rental homes could increase the premium on well-maintained, professionally managed stock.
🔹 Leasehold: a major reform programme is coming, which could have significant implications for owners, investors and developers of leasehold property.
For me, the interesting point is that housing policy is increasingly moving beyond simply “build more houses”.
It is about who builds them, who owns them, how they are financed, how they are managed and how existing stock can be brought back into productive use.
For property investors and developers, the next few years could therefore be less about simply following the headline announcements and more about identifying where policy creates genuine development and investment opportunities.
The important bit now is the detail.
Let’s wait and see.
