A small decoration project completed over the weekend in St John’s Wood.

This two bedroom home is a property I recently helped a client secure. The flat needed a little cosmetic updating and, as it was empty, she was keen to have the work done quickly before her furniture delivery.

With her work schedule extremely busy, the aim was simple. Get everything finished so she could return to work on Monday with one less thing to worry about.

We brought in extra help and worked through the weekend to make it happen, organising the team on a rota so everyone still had proper rest while also having the chance to earn a little extra, which they very much appreciated.

At this time of year everyone is busy, but with a little flexibility, problem solving and teamwork, we were able to make it work for everyone. A good example of how the right approach can turn a tight timeline into a win win for all involved.

Today was another home search, this time in St John’s Wood and the surrounding neighbourhoods.

The kind of day where the applicant wanted to make an offer on every single property we saw 😀
Either she’s very easily pleased or the shortlist was spot on. I’ll take the latter.

Sadly she can’t have them all, so we went for the most charming one. A beautiful home with a back garden and a real sun trap, perfect for lazy Sunday afternoons spent with a book.

Assignee arrived from New York yesterday and we hit the ground running in Marylebone.
8 properties in 3 hours and not a single wasted stop. That only happens when the brief is properly understood and the shortlist is spot on.

We squeezed in a quick bite, kept going, and then it was obvious.
A clear favourite. An off market property on New Cavendish Street.
Offer made there and then.

As things begin to wind down for the holiday season, this felt like a good moment to reflect on one of the more involved renovation projects we recently completed.

What started as a straightforward refurb in West London slowly turned into a project shaped by hidden damp, ageing systems, red route logistics and a head lease clause that influenced almost every decision. Somewhere between site visits, coordination with engineers, surveyors and the council, the work ended up changing the rules for the entire building.

It’s a reminder that renovating older London properties is rarely just about the visible finishes. A lot of the real work happens quietly in the background.

Behind the scenes: a full strip out, damp remediation, upgraded plumbing and electrics, a reworked layout with a new en suite, and a complete kitchen and bathroom refresh within an older London mansion block.

New beginnings for this lovely Earl’s Court flat.
Our property management officially began yesterday and it was a pleasure to welcome our new tenants, with thanks to Foxtons for finding the right match.
