If your lease has dropped below 90 years, your property could already be losing value.

As the term shortens, especially approaching 80 years or less, it can trigger expensive marriage value penalties and make the property harder to sell.

Qualifying leaseholders have a legal right to extend, by 90 years on a flat or 50 years on a house. If your lease doesn't qualify, an informal extension negotiated directly with the freeholder is often quicker.
