From tomorrow, 1 May 2026, the first phase of the Renters’ Rights Act 2025 comes into force.

If you’re a residential landlord, the clock is already running.

Phase one introduces new written information requirements for both new and existing tenancies — and the consequences of getting it wrong are significant. Local authorities can impose civil penalties of up to £7,000 per breach, with further penalties where a breach continues.

The latest update on our bankruptcy website comes from Bimal Kotecha who explores the recent case of DG Resources Ltd v The Commissioners for His Majesty’s Revenue and Customs [2026] EWHC 201 (Ch), where the High Court, as appellant court, addressed a significant procedural issue regarding the service of a winding-up petition brought by HMRC against DG Resources Ltd. The company did not raise any substantial disputes with the petition debt, however, it contended that the petition was not validly served.

With the Renters’ Rights Act 2025 set to abolish section 21 “no-fault” notices from 1 May 2026, Adina-Leigh Collins looks at the brief window now open to landlords and letting agents to serve a valid section 21 notice under the current legislation.

From 1 May, section 21 notices will no longer exist and landlords will only be able to evict their tenants by relying on one, or more, of the amended section 8 grounds for possession.
