➡ The Office for National Statistics says the average monthly private rent in the UK was £1,393 in July – around £50 (3.7%) higher than a year earlier.
Tom Bill, head of UK residential research at Knight Frank comments: “Rents are being pushed higher as the unintended consequences of the Renters’ Rights Act play out.

“Some landlords have left the sector, which has reduced supply, while others have increased asking rents to reflect the additional financial risks they face.

“The consequences may be unintended, but they were not unexpected, and a policy designed to tip the balance of power towards tenants is adding to the financial pressures they already endure.”

Average rents reached £1,451 in England after rising 3.8% year-on-year, while Wales recorded a 4.5% increase to £843 and Scotland a 1.7% rise to £1,016.

In Northern Ireland, average rents rose 2.3% to £875 in the 12 months to May 2026 – the lowest annual rate of rental inflation recorded there in more than five years.

➡ Bayo Alaba, MP for Southend East & Rochford, is being probed following a story in The Times about a loan to one of his businesses during the pandemic.
Before Alaba was elected as an MP in 2024, he ran a number of businesses. One was Alaba Properties Ltd, registered in London with the MP as its owner and director.
Companies House lists its activities as buying and selling its own real estate, letting or operating property and managing real estate for a fee or under contract.

The Times says Alaba appears to have taken out two bounce back loans during Covid but questions remain about two attempts to wind up one his companies in 2022 and whether it was eligible for the loan anyway.

Alaba has confirmed he took out two bounce back loans, and he is understood to now be repaying the loans, according to The Times.

But questions remain over why he tried to wind up Alaba Properties Ltd and whether his companies were eligible for loans.

➡ In a letter to the National Residential Landlords Association (NRLA) the minister for the courts and legal services – Sarah Sackman – says she understands the “ongoing concern about the speed with which possession cases are processed to provide landlords and tenants with confidence in the justice system”.

The minister says the court service has already redeployed staff and is on a recruitment drive to ensure the courts are ready for the predicted increased in possession claims following the loss of section 21.

As the NRLA puts it on its website: “The loss of the no-fault process means you must now use one of 37 revised grounds for possession. If your tenants then fail to leave the property in line with the notice period, or they challenge the grounds, the case will have to go through the courts.”

Recent Landlord Trends research from Pegasus Insight shows buy-to-let remortgage activity has returned to record-high levels, with 57% of leveraged landlords arranging a new loan, remortgage or product transfer in the 12 months to June.

But while many borrowers focus on the headline interest rate, the fee attached to each new deal can make a big difference to the real cost of borrowing.

The mortgage market has changed significantly over the past decade. There was a time when you borrowed for the long term and largely left the loan alone. Today, many borrowers face a fresh product fee every time their deal comes to an end.

That means fees need to be weighed alongside the advertised rate to understand the true cost. A lower rate is not always the cheapest option once the upfront fee is factored in. Before switching or remortgaging, make sure you compare the total cost — not just the headline number.

➡ New analysis reveals significant regional divides. Sales agreed failed to keep pace with new listings for the first time since spring in July as new listings rose 2.6% to 209,941, while sales agreed grew only 1.1% to 114,561. The imbalance eased the national conversion rate 0.8 percentage points to 54.6%, down from November’s 69.7% peak.

Sprift’s latest Sales Market Intelligence Report also shows that prices were reduced on 31.3% of properties in July, only just lower than June’s 31.8%. Nationally, 95,380 listings remain unconverted, and nearly four in ten carry a price reduction.

Meanwhile, conversion in London is almost half at 39.4%, the widest gap between any two regions this year.

Looking to the future, planning applications rose 56.2% to 19,682 in July, though the approval rate eased slightly to 85.0% of decided applications as refusals grew faster than approvals. Consents granted this month typically become completions in two to three years.

➡ A London council has launched what it calls “an intelligence-led taskforce to tackle non-compliant landlords, improve standards in the private rented sector and protect residents from unsafe housing conditions.”

The new Lewisham Rogue Landlords Taskforce will use data, local intelligence and targeted inspections to identify private rented properties where landlords or other responsible people may be failing to meet their legal duties.

For the first time in the borough the taskforce will focus on proactive enforcement, including inspections of licensed properties where there are concerns about compliance, suspected unlicensed properties, and areas where intelligence suggests poor housing conditions, fly-tipping or poor waste management may be linked to private rented accommodation.

The council claims it “will continue to support good landlords who meet their responsibilities” although the latest statement does not explain what form this support takes.

➡ A typical estate agency branch could require a full-time compliance officer, costing around £45,000 a year, to meet new anti-money laundering (AML) obligations.

This is according to compliance specialist Coadjutor, following its analysis of the latest HMRC guidance.

The prospect of a dedicated staff member is because using the time of higher-paid negotiators would result in even greater expert – Coadjutor calculates this could be as high as £185,000 a year in lost sales for an average branch.

The root cause is the change to the Money Laundering Regulations which came into force on June 30 this year, and HMRC’s updated Anti-money laundering guidance for supervised businesses, published in July.

The guidance makes clear that businesses must take a risk-based approach to protecting themselves from money laundering, terrorist financing and proliferation financing.

Estate agents must maintain a written risk assessment specific to their business and put in place appropriate policies, controls and procedures (PCPs) to manage and mitigate the risks identified.

➡ The Renters Rights Act is proving largely counterproductive. This is according to Knight Frank which says the law – introduced in May – has effectively pushed rents higher.

It says that one reason is a shortage of supply as more landlords have sold due to the prospect of tighter margins and increased red tape.

The Act sets stricter rules around collecting and increasing rent, reforms the possession process and introduces safeguards to prevent properties being re-let after they have been recovered for sale.

The prospect of Minimum Energy Efficiency Standards, which mean rental properties will require an EPC C rating from 2030, has been another deterrent, Knight Frank claims.

With landlords prevented from accepting offers above the asking rent, advertised rents are rising.

“Without competitive bidding, some landlords are taking a more confident approach to pricing” explains Mel Constantinou, head of lettings in south-west London and the Home Counties at Knight Frank.

“Whether tenants are prepared to meet higher asking rents depends on how tight supply is in the local area. As the market adjusts to the new rules, setting the right asking rent from the outset will become increasingly important.”
