Another renovation project completed and signed off.

I popped back to this cottage renovation to carry out a final inspection and make sure everything was finished to the standard we aim for on every job.

The works included:

Carpentry ✔ Plastering ✔ Painting and decorating ✔ Flooring works ✔ Kitchen improvements ✔ Final finishing and clean up

One of the most common and costly compliance mistakes UK landlords make is failing to protect a tenant's deposit within 30 days of receiving it.

Get it wrong and you not only face a fine of up to three times the deposit amount but you also lose the right to serve certain possession notices. That means if you ever need to regain your property, your hands could be tied.

The rules are simple. Protect the deposit within 30 days using one of the three government approved schemes, DPS, MyDeposits or TDS, and serve the prescribed information to the tenant within the same window.

It sounds straightforward but you would be surprised how many landlords get caught out.
