Why Aren't More People Exploring Commercial or Semi-Commercial Properties?
As we are expanding our property portfolio – currently adding a commercial property in Northamptonshire to a mixed-use commercial/residential building – we've noticed that commercial real estate is often overlooked by investors.
Here are a few reasons why commercial or semi-commercial properties deserve a closer look:
Commercial Tenants Are More Self-Sufficient
One of the key differences we’ve noticed is that commercial tenants usually handle their own maintenance and repairs. Since they have a business to run, keeping the space functional is in their best interest. This makes it much less hands-on for landlords compared to residential properties, where tenants often rely on the landlord every time there is an issue.
Longer Leases Provide Greater Stability
Commercial leases tend to be longer, meaning fewer void periods and tenant changes. This adds stability to cash flow and reduces the hassle of constantly marketing and re-letting the space. It’s something we're finding particularly appealing as we explore more commercial opportunities.
Business Relationships Are Professional and Efficient
Commercial tenants approach the lease as part of their business, so the relationship tends to be more professional. This dynamic makes negotiations and ongoing management smoother compared to residential lettings, where personal circumstances can sometimes complicate things.
Mixed-Use Properties Offer Flexibility
For those not ready to dive fully into commercial, mixed-use properties are a great option. We currently own one, and it’s been a fantastic balance. You get the stability of commercial tenants along with the regular rental income from residential units. Plus, these properties often appreciate well, thanks to their versatility.
That being said, we're not exclusively focused on commercial properties. we are also actively involved in exploring other strategies like BRRR (Buy, Refurbish, Rent, Refinance) and short-term lets, which can offer high returns under the right conditions. Each approach has its own benefits, and we tailor our sourcing to match the goals and preferences of our clients. Whether it’s a residential project with strong rental potential or a commercial space offering long-term stability, there’s plenty of opportunity in every corner of the property market.
So, why aren’t more people exploring commercial real estate? It might be because it feels more complex, but once you get into it, it can actually be more straightforward and even hands-off compared to residential properties.
