BANK HOLIDAY IN MURCIA ☀️ Our offices will be closed next week on the following dates:

🔸 Monday 8th June: Offices in Mar Menor and La Torre closed for a local holiday in Torre Pacheco. The office at Los Alcazares will be open from 9 AM to 2 PM.

Property owners in Spain must pay the I.B.I. Tax at the Town Hall every year 🏡

Being a Resident or Non-Resident is not relevant in this case: this tax applies to any houses, commercial spaces, parking spaces, etc.

👉 Each Town Hall decides on their IBI payment date. The amount to pay depends on the property's features and location.

Like the Murcian Government did last year, the Valencian Government is also reducing the taxes to buy real estate 🏡

As of 1st June, property buyers in Alicante, Valencia & Castellon will benefit from the following reductions:

🏡 ITP FOR SECOND-HAND PROPERTIES: 9%

The average rate for ITP (Impuesto de Transmisiones Patrimoniales) goes from the current 10% to 9% in June.

This change does not apply to buyers who:
🔸 Benefit from reduced ITP rates: young, vulnerable, etc.
🔸 Buy new-build property, as they pay IVA instead of ITP.
🔸 Buy property over 1,000,000€, as these are considered a luxury.

🏡 AJD FOR ALL PROPERTY PURCHASES: 1.4%

The current rate for AJD (Actos Jurídicos Documentados) is 1.5%.

🔸 This tax applies to both new-build & second-hand property purchases. It's paid for acts such as registering a mortgage or terminating a new-build conveyancing.

* Please note that this tax reduction only applies in Comunitat Valenciana, not in the rest of Spain.
