Residency via Real Estate Investment in Egypt
Foreign nationals are entitled to obtain a residency permit in Egypt by investing in real property.
The duration of the residency depends on the investment value, as follows:
1. Residency Tiers (Duration)
One Year Residency (Renewable): Granted upon purchasing a property valued at a minimum of USD 50,000.
Three Years Residency (Renewable): Granted upon purchasing a property valued at a minimum of USD 100,000.
Five Years Residency (Renewable): Granted upon purchasing a property valued at a minimum of USD 200,000.
2. Eligibility Criteria & Legal Requirements
To qualify for the residency permit, the following conditions must be met:
* Official Registration:
The property must be officially registered with the Real Estate Registry (Shahr El-Akari) or belong to a government urban authority (e.g., New Urban Communities Authority).
* Financial Transfer:
The full purchase price must be transferred from abroad to a certified Egyptian bank. An official bank certificate must be issued to prove the foreign currency conversion for the purpose of the property purchase.
* Payment Completion:
The residency application requires proof that the property value has been paid in full (or as per the minimum thresholds mentioned above).
* Family Coverage:
The residency permit extends to the investor’s spouse and minor children.
3. Note on Egyptian Citizenship
Foreigners may also apply for Egyptian Citizenship by purchasing a state-owned or a licensed private developer property with a minimum value of USD 300,000, subject to specific payment protocols set by the Egyptian government.

Please be advised that "Informal Sale Contracts" (Orfi) or "Signature Validation" (Sihhat Tawqia) lawsuits are insufficient for obtaining a long-term residency permit. Only registered deeds or contracts issued by governmental authorities are recognized for this purpose.
