"Move to Spain, pay 24% tax." That is not what the Beckham Law actually does 📊

It is an opt-in regime for people who relocate to Spain for work. The flat 24% applies to qualifying employment or assignment income up to €600,000 a year, with higher rates above that. It is not 24% on everything, and it removes deductions and family reliefs you would otherwise have as a standard resident.

Where most people go wrong:
• eligibility — you generally need to become tax resident because you moved for work, and you must not have been Spanish tax resident in the previous five years
• the clock — there is a six-month application window, and missing it cannot be fixed afterwards
• duration — typically the year you become resident plus five more. It is not indefinite, and buying property does not extend it

If you are coming through the Digital Nomad Visa, sequencing decides whether you qualify at all.

Expectation: Sea every day 🏖️
Reality: Only true if you live on the first line. Most people see the sea on weekends. Living by the sea and living near it are different lifestyles — different noise, humidity and prices.

Expectation: Life here is so cheap 💶
Reality: If you come from Northern Europe — many things feel affordable.
If you come from countries where €800–1000 is a normal salary, Spain will not feel cheap. Rent, cars, private healthcare and kids’ activities require planning.

Expectation: I’ll find a job quickly
Reality: Spain has one of the highest unemployment rates in Europe. Salaries are lower, competition is higher. Remote work often saves the plan.

Expectation: I’ll be at the beach / doing sports daily🏋️‍♂️
Reality: The climate helps, but habits travel with you. If you weren’t sporty before, Spain won’t magically change that.

Expectation: I’ll make friends instantly 🤝

Damp is the most common expensive surprise in Spanish property. 💧 It's also the most commonly painted over.

Fresh paint on a lower wall is rarely a decorating choice. Rising damp, condensation from poor ventilation, and leaks from a neighbour's plumbing all present differently and cost differently to fix — and all are considerably cheaper to find before you own the place than after.

In Spain you will meet several estate agents. Statistically, all of them work for the seller 😬

That is not a scandal, it is simply how this market is built. Agencies are paid from the seller's side, so their duty of care runs in that direction. Nobody is obliged to mention it at a viewing.

What it means for you in practice:
• the person showing you the property is negotiating against your budget, not for it
• hidden incentives shape which properties you get shown at all
• nobody independently checks price, legal status or the neighbourhood on your behalf

Older properties here often have roofs untouched in thirty years — and Spanish sun, salt air and the occasional torrential autumn do meaningful damage. A full replacement is a serious number, and it should be reflected in what you pay rather than discovered afterwards.

Same with terrace waterproofing, which fails quietly and expensively.

"The new tram line is coming." 🚋 Is it, though? And when?

Infrastructure promises are a recurring feature of Costa Blanca property marketing — tram extensions, motorway junctions, marinas, shopping centres. Some are genuinely funded and under construction. Others have lived in a planning office for a decade and will comfortably live there for another.

Paying a premium for future infrastructure is a bet. Reasonable if funding is confirmed and construction has started. Poor if the only evidence is a rendering on a hoarding. 🏗️

Most expats don’t arrive in a new country thinking “this is where I’ll live the rest of my life” 🌍
For many, it feels like a chapter — not the whole book.

In my family, it was different.

I had never been to Spain before moving. Not once.
But I knew — somehow — that I wanted my life here. That I wanted my child to grow up here. That this place would matter to us.

And yet, people around us repeated the same thing: “You’ll spend the money, get tired, and eventually move back.” It wasn’t rude — just their fear projected onto our choice.

But then came the moment everything shifted. It was an ordinary Saturday.
