The Real Estate Council of BC (RECBC) has suspended the licence of 8th Avenue Elite Realty Ltd., dba 8th Avenue Elite Realty ("Elite") in Surrey, and has frozen its bank accounts. The RECBC says it suspended Elite's licence in the public interest, as a result of the failure of the firm to account for trust monies held on behalf of clients.

Apparently there are somewhere in the region of 50 underground streams in the City of Vancouver. Once teeming with salmon and trout, they now run forgotten under houses and streets. If you are buying a house, it's always worth checking its location against the city's network of underground streams - having your basement flood or (worse) house collapse into a stream is usually an undesirable outcome.

When you are selling a commercial property or even a residential property owned by a company, you must collect GST on the purchase price. It is the obligation of the buyer to pay the GST. There are specific rules for powers of attorney dealing with real estate

The Land Title Act requires the attorney to do certain things and follow certain procedures, and there are certain rules that apply. For example, a power of attorney dealing with real estate is only valid for three years from the date of signing, unless otherwise specified, or unless it is an enduring power of attorney as described in the Power of Attorney Act, which has been filed in the Land Title registry in accordance with the Land Title Act. You can get a copy of the Land Title Act at your local library or find it on the government’s legislation website at www.bclaws.ca. Because real estate involves large amounts of money, you should consult a lawyer for real estate transactions rather than trying to do it yourself.

If you purchase new or substantially renovated home between April 1, 2013 and March 31, 2015, in addition to Goods & Services Tax and Property Transfer Tax you will be paying BC Transitional Tax at 2% of the purchase price. So don't forget to budget for that. It can add up to a pretty penny.
