First-time buyers are some of my favourite clients to work with because there are so many decisions that feel enormous when you’ve never made them before.

Budget. Neighbourhood. Layout. What to compromise on — and what you absolutely shouldn’t.

My job is to make those decisions easier, give you realistic advice, and help you see the possibilities beyond what’s right in front of you.

This client found a condo well within budget and was able to use the money left over to renovate it exactly to their taste. I love an ending like that: the right home, room in the budget, and the freedom to make it your own.

If you’re thinking about buying your first home in Vancouver and have no idea where to begin, that’s completely fine. I do. 😉

September gave us a bit of a mixed market in Metro Vancouver.

The average home sold for about $1.23M, up 1% from August — but that doesn’t necessarily mean prices are climbing. More detached homes sold during the month, which pulled the average higher.

The benchmark price tells a clearer story: $1,075,900, down 0.6% from August and 5.5% from this time last year.

By property type, detached homes averaged around $1.90M, attached homes $1.16M, and condos $760K.

And for a little perspective: Vancouver’s benchmark price is currently about 14% below its April 2022 peak.

So yes, prices have softened. But every neighbourhood and property type is behaving a little differently — which is why the headline never tells you quite enough.
