August was a quieter month for Metro Vancouver real estate — which, for buyers, isn’t necessarily a bad thing.

Sales were down 4.6% from last August, while inventory climbed to nearly 15,800 homes — about 26% above what we typically see this time of year.

The benchmark price is now $1,081,900, down 5.6% year over year.

Translation? Buyers have more choice and a little more negotiating room. Sellers need to be sharper on pricing, because people are comparing everything.

The market is moving. It’s simply making everyone work a little smarter.

Printers walked off the job demanding a nine-hour workday. Their fight helped push labour reform forward and became part of the history behind Labour Day in Canada.

Shorter workdays. Long weekends. Some of the things we now take for granted were once worth striking for.

July brought a bit of a summer slowdown to Metro Vancouver.

Home sales were down 9.8% year-over-year, with 2,061 properties sold — 18.6% below the 10-year seasonal average.

The biggest shift came from apartments, with sales down 17.8%.

Benchmark prices also moved lower:
• Detached: $1,822,900 ↓ 7% year-over-year
• Townhomes: $1,030,400 ↓ 6%
• Apartments: $688,000 ↓ 7.5%

With the sales-to-active listings ratio sitting at 13%, buyers have more room to be selective, while sellers need to be especially thoughtful about pricing and presentation.
