For this week's edition of Foster Friday, I'd like to introduce you to my own foster dog, Queso!

I'm the last of my litter and have been in foster care since I was 3 months old. I don't understand why, I'm such a happy go lucky boy! I love going for walks, especially off leash where I can run around and play fetch. I really like to play hide and seek with the resident dog too, and I like it when she chases me around the house, trying to get a toy from me. After a good play session, I'm happy to curl up on the couch with you for cuddles.

I love a good scratch and being the centre of attention. I like to stand up and give hugs too. It can sometimes take me a bit of time to warm up to other dogs but once I do, I love playing with them! I'd do well both as the only dog in the house or with another playful dog. I love meeting new people too, especially when they lavish me with attention!

I am treat motivated. I can shake a paw, sit, wait, and know what "no" is. I am very smart and like learning new things. Maybe you could teach me some cool tricks!

👍Likes: Toys, belly rubs, treats, scratches, hide n seek, fetch, cuddles, car rides
👎Dislikes: I'm sometimes nervous around strange noises and new sights

It's Foster Friday! Meet Super Man!

If you are looking for someone that will play and run all day long, then I'm your puppy! I can be very sweet and cuddly but I would much rather be playing and running around!

I'm extremely motivated by treats and will work really well to get me to learn new tricks. I love meeting and playing with new dogs at the park, it's a great place for me to burn up all my energy!

I am good at being in my kennel for up to 8 hours and when I'm not in the kennel I will let you know I need out by standing or scratching the door!

👍Likes: running, playing, eating, cuddles, belly scratches and sleeping.

This can be an uncomfortable conversation as a seller. But it’s 100% worth going into it with an open mind if you want to make top dollar on your home!

What you need to keep in mind is this:

- Your assumption of what buyers want might not actually match the market right now

- Buyer expectations change with the market, and since the market has been changing recently, what worked a few years ago might not be what buyers are looking for now

- Don’t take your agent’s improvement suggestions personally!

When you and your agent have this conversation, remember that they are simply trying to help you get the most money out of selling your property.

You’re working with your agent because they’re an expert–so trust them to help you get your property to meet buyer expectations.

I've been an animal lover as long as I can remember. So when my family started fostering dogs with a few years ago, it was exciting having so many dogs come into our home and go on to find loving furever families!

That was during the pandemic, when everyone was eager to bring a new fur-member into their families! Now though, rescues are struggling to keep up with the demand of dogs being surrendered, abandoned and abused.

For this week's Foster Friday, meet Laverne!

I am a super puppy, last and best of the Munchkin litter.
I am great on walks and love to say hi to everyone and their dog. My super ears can hear a plastic bag being opened from half the house away.
I play well with others and would thrive in a home with another dog.

There were a total of 3,220 residential unit sales in the Greater Edmonton Area (GEA) real estate market during May 2024. New residential listings amounted to 4,325.

Total residential average prices came in at $441,350, a 2.2% increase from April 2024. Detached homes averaged $546,390, increasing 3.0% from April 2024. Row/townhouse prices remained steady, showing no change from April 2024, selling at an average of $294,742. Apartment Condominium average prices hit $206,591, increasing 2.6% over last month.

“We could be looking at the peak of our spring market right now, with 4,325 new listings having just hit the market,” says REALTORS® Association of Edmonton
2024 Board Chair Melanie Boles. “It also appears that current interest rates haven’t put a dent in buying activity this year, with more than 500 additional sales closing this month compared to May 2023. We could potentially be in for an even busier June, as the next Bank of Canada interest rate announcement on
June 5th might spark more activity in the market.”

Guess what? The Bank of Canada just lowered the interest rate to 4.75%. It's about to get even busier!

It's Foster Friday! Meet Anya!

I am a 1.5 year old Lab mix and I weigh 55 lbs. My foster Mom says I am a happy go lucky yet sensitive girl. I know how to sit, shake a paw and lay down.

I was not crate trained as a puppy but my foster Mom has been able to leave me to roam the house when she and the family dog have to go out. The only thing she does is to ensure there are nothing other than my toys left on the floor to chew on. I especially love squeaky toys. I love playing ball and will bring it back and drop it for you to throw again

I am very gentle when taking treats. I don't show any food or toy aggression towards the family dog. I would love it if you already have a dog as I love to play but I can also entertain myself.

I do pull while on leash but my foster Mom has used both a harness with a chest clip and a Halti. I did better with the Halti.

The dog park my Foster Mom takes me to has an agility course. She was surprised to see me go in one evening and climb up and down the ramp and then up on the high beam without any coaxing. Now I try and get in there to show off to my dog park buddies and their parents what I can do. lol. So if doing agility is of interest to you, I may be your dog.

Here’s what today’s sellers are finding works well to sell for top dollar in our market.

1. Starting with a lightly under-market list price. This will drum up immediate attention from buyers and up your chances of a bidding war.

2. Invest in professional cleaning to get your home super clean. Clean, polished homes nearly always get more attention and sell for more!

Welcome back to another edition of Feature Foster Friday!

Jabba Journey has been with Infinite Woofs Animal Rescue for a few months and truly deserves a loving home. Read on to see if he'd be a good fit for your family!

I am Jabba but they call me Jasper. I am a very affectionate and happy guy. Even though I love being with my human and follow her everywhere, I am very good when left alone in the house. I love to go for walks and I am pretty good walker when there are no distractions. I get excited when there are other dogs around, so I need someone to help me understand that I can't meet all the dogs and people on walks. I really like food. I like to chew on chewies and my toys and love to play fetch with a ball and with my toys. I know what's mine and what's not mine so I will not touch your things. I know basic commands and my foster mama says I am very smart. I am working on crate training, even though I am the best boi in the house. I really like to cuddle and am very affectionate. I have a high prey drive and like to chase things so no little critter friends in the house is best. Oh and I am a really really good jumper!

There were a total of 2,467 residential unit sales in the Greater
Edmonton Area (GEA) real estate market for March 2024. New residential listings amounted to 3,597, a number 32.4% higher than in February 2024. Total residential average prices came in at $420,959, a 3.4% increase from February 2024, and an 8% increase from March 2023.

Detached homes averaged $517,131, increasing 1.7% from February 2024 and up from the previous year by 6.7%. Row/townhouse prices were up 2.5% from February 2024 and 13.9% when compared to March 2023, selling at an average of $282,557. Apartment Condominium average prices hit $194,101, increasing 7% over last month and coming in 0.6% higher than the previous year.

“It’s great to see an increase of just over 30% for new listings last month, but our
overall inventory is still lower than last year by 15%.” says REALTORS® Association of
Edmonton 2024 Board Chair Melanie Boles. “Unit sales numbers are still strong, but
not outpacing the new listings; they’re actually very balanced with each other and that’s positive for both buyers and sellers.”

Overall, all residential listings averaged 39 days on the market.

I've been volunteering and fostering dogs with Infinite Woofs Animal Rescue Society since 2020. I've had over 50 dogs come through our home and go on to find their furever homes since then but there are some dogs that, for whatever reason, have a tougher time finding a loving family.

In my first Feature Foster Friday, I'd like to introduce you to Bob Barker!

If you're looking for an adventurous, loving, playful and loyal companion, I'm your guy! While I'm pretty laid back most of the time, I'm always ready for a walk or long hike, a game of fetch in the yard (I love chasing after my ball and will even bring it back to you!), and playing and wrestling with other dogs.

I listen very well, especially when treats or a squeaky toy are involved! I know the basics, like sit, lay down and stay, and can even balance a treat on my nose until you tell me it's ok to have it!

I can get really excited on my walks and reactive towards other dogs while on leash. I just want to run and meet them! I wear an e-z walk harness on walks now, and my foster mom says it makes it much more pleasant and manageable to walk me. She's also working on my reactivity, but it's something that my forever family will have to work on with me too.

✅ Likes: Any kind of playtime, treats, squeaky toys, playing in water and drinking from the hose, car rides, cuddles
❎ Dislikes: Strangers

It’s super common to see homes that are priced incorrectly. An overpriced home is likely to go stagnant due to a lack of interest. As a result, a stagnant, overpriced listing can have these effects:

- It can price out the most motivated potential buyers who could get you the best profit

- It can scare good potential buyers away

- It can lead to lowball offers that you’ll feel pressured to accept

You want to avoid these effects at all costs since it can seriously decrease the amount of money you make on the sale of your home.

But if you price your home correctly, you’ll find that you have interested, motivated buyers who are willing to negotiate. This interest can even lead to a bidding war, which is every seller’s dream!

If every first-time homebuyer knew this, the world would be a better place!

Whether you’re just embarking on your first real estate journey, or are looking forward to it in the future, here’s the best tip a real estate agent can give you:

Know your finances!

When you understand your financial situation, you’ll make smart, informed decisions quickly, which will benefit you throughout the real estate process.

Here’s what you’ll want to know:
- your credit score: if it’s low, spend time improving it before starting to buy a house. This will help you get a better mortgage rate!

- your monthly income: this will be the basis of any homebuying budget, so understand exactly how much you bring home.

- how much you owe in debt: this amount will also impact your interest rate. If your debt is more than 43% of your monthly income, make a plan to pay it down to that 43% marker before buying a home

Once you understand your finances, you can take that information to lenders and get pre-approved for a mortgage. This shows sellers that you’re serious about buying and have the finances to go through with the home sale.

Based on this, you can see why knowing your numbers can have a big impact!

This one might surprise you…

Selling a home quickly while also getting it sold at a profit can seem like a tall order.

How do you get your home sold fast? It’s simple: Price it correctly!

So many homes sit on the market and become stagnant because they are overpriced. This mistake is common because the home’s true market value is dependent on so many factors including:
- the home’s condition
- the neighbourhood
- what other homes in the neighbourhood are selling for
- the local market pressures
- the real estate market at large

Because there are so many different influences to consider when pricing a home, it’s common for homeowners to list at the wrong price.

This is where your real estate agent comes in. They have a deep understanding of each of those factors, can access the latest data and statistics, and have a strong experience base to draw from.

There were a total of 1,966 residential unit sales in the Greater Edmonton Area (GEA) real estate market for February 2024. New residential listings amounted to 2,762, a number 27.7% higher than in January 2024.

Total residential average prices came in at $407,458, a 2.3% increase from January 2024, and a 10.4% increase from February 2023. Detached homes averaged $508,411, increasing 5.2% from January 2024 and up from the previous year by 10.7%. Semi-detached units sold for an average of $385,163, a 7.7% increase year-over-year, and a 1.8% increase from the previous month. Row/townhouse prices were up 2.4% from January 2024 and 9.7% when compared to February 2023, selling at an average of $275,735. Apartment Condominium average prices hit $181,347, decreasing 5.7% over last month and coming in 3.2% lower than the previous year.

“It’s expected that the spring market will be busy this year, but when you see detached single family homes are already selling 60.5% more units than last year, it makes you sit up and take notice,” says REALTORS® Association of Edmonton
2023 Board Chair Melanie Boles. “If the month-to month change in sales continues at this pace, then it will be a hot market indeed.”
Overall, all residential listings averaged 50 days on the market.
