The Saskatoon market is still keeping us busy! 🏡

July’s benchmark price came in at $447,600, with 539 homes sold and inventory still sitting at just 1.72 months of supply.

We are starting to see a few more options come onto the market, but good homes are still moving quickly and buyer demand remains strong.

If you’ve been wondering whether now is a good time to make a move, the answer really depends on your specific neighbourhood, price range, and situation.

Thinking about buying or selling? Send us a message, we’re always happy to chat real estate and help you figure out your next step.

People usually see the sold sign, the listing photos, or the keys being handed over.

What they do not always see are the hours spent researching neighbourhoods, coordinating inspections, reviewing documents, answering late-night questions, keeping track of deadlines, and working through the small details that help everything come together.

That behind-the-scenes work is a big part of what we do, and honestly, it is one of the parts we enjoy most.

Helping people feel informed, prepared, and supported through one of the biggest decisions they will make is what real estate is really about for us.

Buying a home is exciting, but the purchase price is not the only expense to plan for.

There are a few additional costs that can catch buyers off guard, especially if it is their first time purchasing a home:

Home inspection
Legal fees
Moving costs
Utility hookups
Property tax adjustments
Home insurance
And a little extra money for those first weekend trips to the hardware store

Even a move-in-ready home usually comes with a few unexpected purchases, whether it is new locks, window coverings, paint, tools or furniture that fits the new space.

Planning for these costs ahead of time can make the process feel much more manageable and help make moving day a lot less stressful.

Thinking about buying a home in Saskatoon or the surrounding area? We would be happy to help you understand the full process and prepare from day one, with no pressure.

It’s easy to fall in love with a home before you’ve had a chance to fully look at the numbers.

The kitchen feels right. The layout works. You can already picture your furniture there.

But before making an offer, it’s important to look at the full picture, not just the purchase price. Monthly payments, property taxes, utilities, insurance, future repairs, and your own comfort level all matter.

A pre-approval tells you what you may qualify for, but your real budget should also reflect what feels manageable for your life.

The right home should feel exciting, not financially stressful.

If you’re thinking about buying in Saskatoon, we can help you look at both the home and the numbers so you can feel confident before making a move.
