TRADE QUOTES
| Are you really comparing apples to apples?
When you're gathering quotes for a renovation, having a clear scope of work is incredibly important.
If Contractor A is given one version of the project, Contractor B is given slightly different information, and Contractor C has made assumptions to fill in the blanks based on their understanding, the three prices you receive may look vastly different.
But that doesn't necessarily mean one contractor is more or less expensive.
Each may simply be quoting their own understanding of the project.
This becomes even more important when the design direction hasn't been established, or when you make changes to the scope based on discussions after each trade site visit.
A preliminary quote based on standard cabinetry, basic lighting and keeping the existing layout can change considerably if the final design includes custom cabinetry, relocated electrical or plumbing, structural changes, upgraded finishes or more detailed mill-work.
The scope changed — so naturally, the price changed too.
Before requesting quotes, establish as much of the project as reasonably possible and provide each trade or contractor with the same information, drawings, specifications and expectations.
Then, when the quotes come back, you can make a much more meaningful comparison.
A good renovation budget starts with a good plan.
