Two presale lawsuits just came out of BC courts, and they went in completely opposite directions. In one, buyers walked away from over $30M worth of contracts. 814 empty condos in Coquitlam. That's the CMHC count for August 2026, up from 412 a year earlier and 101 in 2022. SFU's Andy Yan says it's the highest in 36 years, and a lot of them are in Burquitlam.

On September 25, Premier Eby promised a tax on finished condos left empty over a year if the NDP wins on October 24. It would start at 2% and go up 1% each extra year. Right now it's a promise, not a law.

Price high and negotiate down" sounds smart. Here's what it actually looked like.

This home hit the market at $799,000. Then $774,000. Then $765,000. Then $759,000. Then $738,000. Almost a year later, it sold for $680,000. That's $119,000 under where they started, and prices were dropping the whole time.

Buyers don't negotiate down from your number. They compare you to what actually sold. Pricing high doesn't buy you room. It buys you time on the market.

So how do you price it right? Off actual sold data. Not what it feels like it should be worth. Not what your neighbor got a year ago.
