If you've been following the real estate market in British Columbia, you may have heard the term absorption rate. It's one of the key indicators realtors like myself use to understand how competitive the market is.

Absorption rate measures how quickly homes are selling compared to the number of homes currently available for sale.

For example:
• If there are 100 homes on the market and 20 sell in a month, the absorption rate is 20%.
• The higher the absorption rate, the stronger the demand from buyers.
• The lower the absorption rate, the more negotiating power buyers tend to have.

A common guideline used in Canadian real estate:
🏡 Under 12% = Buyer's Market
🏡 12%–20% = Balanced Market
🏡 Above 20% = Seller's Market

For sellers, it helps determine pricing strategy and how much competition you may face.

For buyers, it provides insight into how quickly you may need to act and whether there is room for negotiation.

Understanding absorption rate helps paint a clearer picture of what's really happening in the market beyond the headlines.

Looking for a scenic outdoor adventure close to home?

The Ripple Rock Trail is a local favourite that leads to the stunning Seymour Narrows lookout, located about 16 km north of Campbell River along Highway 19.

The trail gets its name from Ripple Rock, once known as one of the most dangerous marine hazards in the world. Two massive underwater pinnacle rocks created powerful whirlpools and dangerous currents in Seymour Narrows before they were dramatically removed in 1958.

Today, the trail offers a peaceful forest walk with rewarding ocean views overlooking the historic narrows. It’s a great spot to experience Vancouver Island’s natural beauty while taking in a fascinating piece of local history.

Difficulty: Easy to moderate
Hiking Length: 8 Km (2.5 hours round trip)
Amenities: 3 Picnic Areas
