Hey Landlords,
Do you know what one of the most important things you can do when moving a new tenant into a rental unit?
The Move-In Inspection.
Prior to the tenant moving in, book a time to go through the rental unit with the tenant. Both of you need to be present. During that inspection take pictures of the unit to document the condition it was given to the tenant. Have a specific Move-In Report that documents the condition and have both the tenant and yourself sign that report. Give a copy to your tenant and place a copy in the tenant file along with the pictures. (pictures can also be stored in a file on your computer)
Having this report on file is an invaluable piece of evidence should the tenant damage your unit during their tenancy or attempt to file against you for maintenance issues.
