Selling a flat in Dhaka from abroad? Capital Gains Tax isn’t the only thing you need to budget for.
There’s a second cost most NRB sellers don’t factor in until it’s too late: Tax Deducted at Source (TDS). This isn’t a separate optional payment — it’s deducted from the sale amount before it ever reaches you, typically 5 to 6 percent of the sale price.
On a sale with 20 to 25 lakh in capital gains, TDS can add another 5 to 6 lakh on top. Total exposure: 25 to 30 lakh taka.
This is something to check before you agree to a price, not after the deal is already signed.
⚠️ Tax rates and mechanisms can change, and exact treatment depends on individual circumstances. Please verify current rules with NBR or a licensed tax professional before finalizing any sale.
