Sometimes my job is to tell a buyer what they don't necessarily want to hear.

This property ticked the boxes, but when the Building & Pest report came back, I wouldn't recommend purchasing it. My client still wanted to make an offer, so rather than simply saying no, we changed our strategy and offered at a price that allowed room in the budget for the required repairs.

The seller didn't accept it — and we were comfortable walking away.

Because having someone on your side isn't just about finding the property. It's also about having someone willing to tell you when the numbers no longer make sense.

🏠 Referred to me by their Broker D&K were looking to purchase an investment through their SMSF. Within 3 weeks of engagement I narrowed down the areas with good growth and we purchased 27 Friars Crescent, North Lakes a 6 bedroom house with a rental estimate of $875-950 per week. The market in North Lakes is moving extremely fast and most properties are sold after the first open in a multiple offer. We were once again successful in this purchase of $995k.
