0.2% vacancy is a strong number for an investor. It is a difficult number for someone looking for a home. Both can be true at once.
Our managed residential portfolio at LJ Ho**er Toowoomba is currently sitting at just 0.2% vacancy.
From an investment perspective, that level of demand is significant. It can reduce vacancy risk, support rental performance and reinforce the importance of well-located, well-managed property.
But a vacancy rate should never be viewed purely as a performance metric.
Behind that number are people attending inspections, completing applications and trying to secure somewhere to live. In a tight rental market, that process can be competitive, stressful and frustrating.
As property managers, our role is to work responsibly within the market that exists.
For owners, that means providing clear advice based on demand, property condition, market evidence and the long-term performance of their investment.
For tenants, it means communicating clearly, managing applications consistently, maintaining properties properly and helping people understand the process as much as we can.
And for both sides, it means remembering that property management is ultimately about people as much as it is about property.
A tight market does not reduce the need for good property management. It increases it.
When demand is high, the responsibility is to make sure the process remains professional, considered and fair, while helping match the homes available with the people who need them.
Vacancy is an important indicator of market conditions. It should never become a measure of how successful a community is.
