Cracks in the Market

After searching for property both pre and post budget, and speaking with a lot of selling agents recently, there’s definitely been a noticeable drop in investor activity short term.

At the same time, many owner occupiers are still hesitant because parts of the market feel inflated.

What that’s creating though… are cracks and opportunities.

Some properties are starting to sit longer, vendor expectations are starting to soften, and there’s more room to negotiate if you’re strategic.

But discipline still matters heavily.

We are still seeing buyers carry out ZERO due diligence and overlook things like flood history, sewer infrastructure constraints, overlays, future planned development and compromised positioning simply because the price looks good online.

This market will reward buyers who stay rational, assess risk properly, and buy strategically… not buyers chasing emotion or cheap and inferior options.
