There's a property rule changing on 10 August, and most people with a self-managed super fund have no idea it's coming.
From that date, new SMSF loans for residential property are banned. It's law. It passed in June.
Here's the part that catches people out: you're protected if your contract is signed before 10 August, even if settlement happens months later. But setting up an SMSF, the bare trust and lender approval all take weeks. So if buying property through your super was ever on your list, this is the last window to do it with a loan.
If you're looking, I have one that fits. A furnished 2 bed, 2 bath in Rockingham, already earning as short-stay, from $630,000.
And I'll show you the real numbers. Owner payouts, after management and booking fees: $39,928 in FY2024, $32,345 in FY2025, and $42,673 last financial year, a three-year high. After strata, council rates and water, that's around $35,300 net, roughly 5.6% on the $630,000 guide. I'm showing you the after-costs number, because that's the one that actually matters.
The demand behind it, the AUKUS build-up at HMAS Stirling, is only getting started.
Whether an SMSF purchase is right for you depends on your fund and your situation. That's a conversation for your accountant and a licensed adviser, not me. What I can give you is the straight facts, and I've shown you the real ones.
Want to see if it fits your fund? Message me and I'll send the full statements and floor plan, or book a call. If the 10 August window matters to you, let's not leave it to the last week. đź’›
