Where is WA’s official record of property ownership kept? 🗺️

Meet Landgate, Western Australia’s land information authority.

Landgate maintains the State’s land titles registry and creates and manages WA’s Certificates of Title. It also registers interests in land, including ownership, mortgages, caveats and leases.

During a property transaction, your settlement agent uses title information to check the registered ownership and interests recorded against the property.

Put simply: PEXA is the electronic workspace used to complete settlement; Landgate maintains the official land-title record. ✅

🏡 What actually happens behind the scenes on settlement day?

At Alpha, we use PEXA, a secure digital platform that brings the settlement parties together in one electronic workspace.

Inside PEXA, your conveyancer, the other party’s representative and the banks work together to:

📄 Prepare and check settlement documents
💰 Confirm the final figures and settlement funds
✍️ Complete electronic signing and lodgement
🕐 Coordinate the agreed settlement time

Once everything is ready, PEXA processes the financial settlement and electronically sends the property documents to Landgate for lodgement.

PEXA doesn’t replace your conveyancer. It’s the technology we use behind the scenes while the Alpha team manages the details, coordinates the parties and keeps you informed. 💗

Once settlement is successful, we receive confirmation and let you know the good news! 🔑🎉

First: don’t panic, and don’t assume the transaction is over.

What happens next depends on:

📄 The reason for the delay
📝 The terms of the contract
🤝 Whether an extension is agreed
📅 Any notices or deadlines that may apply

Contact your settlement agent as early as possible so the cause can be confirmed, the right parties can be contacted and the next step can be handled properly.

Early communication can make a stressful situation much easier to manage.

📄 Loan documents🏛️ Lender requirements⏱️ Bank processing times📑 Title issues and outstanding adjustments

Even one unresolved issue can delay settlement, increase costs or put the transaction at risk.
