Do you know what your property cashflow looks like?

Rental income is only one part of the picture. Loan costs, property management fees, council rates, insurance, maintenance and vacancy can all affect your estimated property cashflow.

PropTrail brings these numbers together so you can analyse property cashflow using your own inputs and assumptions.

Net rental yield explained for Australian property investors.

Gross rental yield is a quick starting point, but it does not allow for property expenses. One common way to calculate net rental yield is:

(annual rent − selected annual property expenses) ÷ property value × 100.

Illustrative example:
• Property value: $650,000
• Weekly rent: $650 → $33,800 p.a.
• Selected annual expenses: $7,800
• Gross rental yield: 5.2%
• Net rental yield: 4.0%

Expenses may include management fees, rates, insurance, maintenance, vacancy and strata/body corporate where relevant. Different calculators may include different costs, so always check the methodology.

Net rental yield is also not the same as property cashflow. Loan costs, tax and other items may be treated separately depending on the method.

Gross rental yield is a quick way to compare a property’s annual rental income with its value before property expenses are deducted.

Formula: annual rental income ÷ property value × 100.

Illustrative example only:
$650 weekly rent × 52 = $33,800 annual rent.
$33,800 ÷ $650,000 × 100 = 5.20% gross rental yield.

It can be useful when comparing rental income relative to property value, but it does not include vacancy, rates, insurance, maintenance, property management or loan costs. It also does not tell you whether a property is a good investment on its own.
