What to do:

Obtain a copy of the title and plan of subdivision from Land Use Victoria.

Walk the land with the plan and visually check boundaries.

Engage a licensed surveyor to carry out a Title Re-establishment Survey if there's any doubt.

Insert a special condition into the contract:

“This contract is subject to the purchaser obtaining a satisfactory boundary survey report within 14 days of signing. If the report identifies material discrepancies, the purchaser may terminate the contract, and all monies will be refunded in full.”
