Most people get totally confused between borrowing capacity and loan serviceability โ€” and it could be costing you your dream property. ๐Ÿก

Hereโ€™s the deal in plain English ๐Ÿ‘‡

๐Ÿ‘‰ You earn $80k salary + $500/week rent ($26k/year).
๐Ÿ‘‰ But the bank only counts 75% of rent = $19.5k.
๐Ÿ‘‰ So your โ€œassessable incomeโ€ = $99.5k.

Now letโ€™s look at costs:
๐Ÿ’ธ Loan repayments โ‰ˆ $45,569/year
๐Ÿ’ธ Rates, management & maintenance โ‰ˆ $13,220/year
Total = $58,789

That leaves you with about $40,800 serviceable income.
Multiply that by 4.5 and your borrowing capacity = $183,600.
