Stamp Duty Concessions in Queensland - what Buyers should know
Stamp Duty is one of the largest upfront costs in a Queensland property purchase. Concessions can reduce this amount where the eligibility criteria are met. These concessions depend on how the property will be used after settlement, who is buying it and whether the property falls within the relevant value thresholds. Understanding these rules early helps Buyers budget accurately and avoid unexpected Stamp Duty later in the transaction.
Stamp Duty is calculated on the higher of the purchase price or market value, with the rate increasing as the property value rises. Concessions only reduce the Stamp Duty component - they do not affect registration fees, inspections or other buying costs. Queensland offers several Concessions, including the Home Concession for Buyers who intend to live in the property, the First Home Concession for eligible first home buyers purchasing within set limits, and the First Home Vacant Land Concession for those buying land to build their first home. Each Concession has conditions, such as when you must move in, how long you must occupy the property, and whether the property can be rented during certain periods.
Eligibility is assessed individually. Factors such as previous property ownership, intended use, property value, and the circumstances of all Buyers in a joint purchase can influence the outcome. Post settlement use also matters. If the property is later used in a way that breaches Concession conditions, additional stamp duty, interest and penalties may become payable.
