When people ask us, “What’s happening in the Hervey Bay rental market?”, they’re usually expecting to hear about vacancy rates or rental prices.

While those figures are important, they only tell part of the story.

The real insight comes from what happens every day behind the scenes every enquiry, application, lease renewal, break lease and new tenant gives us a clearer picture of what’s really happening in our local rental market.

Over the 2025–2026 financial year, our Property Management team at Active Agents successfully managed 167 leasing transactions across our portfolio.

That included new tenancies, lease changes, break leases and tenants moving on, the real activity that shows just how much movement there is within the Hervey Bay rental market.

Due to the urgent nature of the repairs, power to the building is being switched off and the works may take some time to complete.

After a long period of strong buyer demand, busy open homes and plenty of competition, we're beginning to notice a shift.

We're seeing lower enquiry on some properties, fewer attendees at some open homes and buyers becoming more selective and price-conscious.

At the same time, the RBA has kept interest rates on hold at 4.35%, giving households some stability after the rate increases we've experienced this year.
