🏡 WHY I BOUGHT IT ——— 12 years ago, I secured this Art Deco apartment in the heart of New Farm for my client, N.

Recently, he messaged me:

“Hi Wendy, you know it’s been 12 years since settlement! Hasn’t that flown. It’s been a rock solid investment and can’t thank you enough.”

This is why I bought it.

It was scarce —— and now it’s worth more than double what we paid.

Genuine Art Deco apartments in this part of New Farm are limited, and they’re not making any more of them.

You can build another apartment, but you can’t recreate the character, craftsmanship and established setting of a property like this.

Then there’s the location.

Walk to the river, cafes and restaurants.

The kind of lifestyle people consistently want.

And when you combine scarcity + location + lifestyle, you get an asset with something incredibly important:

Enduring demand.

This is how I think about property.

I’m not looking for what’s cheap today.

I’m looking for what people will still want tomorrow.

And 12 years later, N’s message was a reminder that we got this one right.

The Brisbane property market is falling. So why are some buyers still fighting to secure good property?

I’m currently buying for a couple who are continuing to find themselves competing against multiple buyers for the properties they want.

At first, that might seem at odds with what we’re hearing about the broader market, but it actually illustrates something I’ve seen throughout my career:

The property market isn’t one market.

Some properties are becoming easier to negotiate on. Others are sitting longer. And then there are the properties that buyers genuinely want —— scarce, tightly held, well-positioned homes that are difficult to replicate.

Those can still attract serious competition, even in a softer market.

Which is why I don’t think the next six months will simply be about waiting for prices to fall further.

For buyers who are ready to act, I think the real opportunity will be in being able to distinguish genuinely good, A-class property from something that looks like a bargain but is actually a B or C-grade asset.

Because a cheaper property isn’t necessarily a better purchase.

Proximity.

That’s how I accelerated my success.

By deliberately putting myself in rooms where people were playing a bigger game, and intentionally surrounding myself with people whose standards, ambition and expectations were higher than mine.

Thats when my reference of what was “normal” started to change and what once felt out of reach started to feel possible.

Eventually, I stopped looking at that world from the outside. Because now, I was part of it.

Because proximity changes your reference point.

You start thinking differently.
Expecting differently.
Making different decisions.

You realise the life you want isn’t necessarily built by working harder inside the same environment.

Sometimes you need to change the environment.

And for me, changing my environment WAS the game changer.

You think you’re buying a house. But really, you’re buying what the house represents.

Security.
Status.
Lifestyle.
Achievement.

And often, that meaning changes as we move through life.

For me, property started as freedom.

Now, it’s more about comfort, lifestyle and a reminder of what I’ve accomplished.

That’s why you need to understand what property means to you before you commit the millions.

Because I’ve seen too many people buy for the wrong reasons. They’re not always buying the house. They’re buying what they believe the house will give them.

My role is to help you understand the why before the what.

Because the right property isn’t simply one that looks good.

It’s one that makes sense for the life you’re building.

I think buying a property reveals more about your relationship with money than almost any other financial decision.

You see it in the person who has the money but still feels guilty spending it.

The couple who stretches financially because they want the house to reflect the life they’ve worked hard to create.

The person who keeps searching because they’re terrified of making the wrong decision.

And the person who falls in love with a property and then finds a way to justify the price.

Same market. Completely different psychology.

Because property isn’t just about what you can afford.

It’s about what feels safe. What feels deserved. How you respond to risk. What you believe money is for.

And sometimes the biggest thing you need to scrutinise isn’t the property.

It’s the thinking behind the decision.

Not this one.
Not at this price.
Not on these terms.

Then you walk.

Because your ability to hold out for the right opportunity can save you years of owning the wrong one.
