One of the most expensive mistakes I see buyers make, is they compare properties by price, instead of comparing them by VALUE.

Two houses can both be $1.5 million.

One might be fairly priced.

The other might be an expensive mistake.

Price tells you what you’re paying, but Value tells you what you’re getting.

They’re not the same.

This is why simply knowing what similar properties have sold for isn’t enough.

I’ve watched buyers spend weeks falling in love with a property, then completely lose their ability to negotiate once they decide they HAVE to have it.

Suddenly, price is no longer the leading factor, because walking away feels impossible.

But here’s the uncomfortable truth:

As a buyer, you no longer hold the power when emotions lead the play.

The seller does.

They hold the cards when they know you’re emotionally attached to owning their house.

The smartest buyers I work with approach every property with the same mindset:

I’d love to buy it. But I don’t NEED to.

That changes everything.

Because the strongest position in a negotiation isn’t wanting the property more.

Don’t hate the player. Master the game.
I’ve watched some investors make serious money from property while others barely move the needle.

Same market.
Same interest rates.
Sometimes even the same suburb.

The difference was what they bought.

That’s why two people can invest $1 million in property and end up with completely different results ten years later.
