🏡 VIC Property Rules: What’s changing in 2026?
If you’re buying or selling this year, some massive changes are hitting the market! Here is the quick cheat sheet:
✅ No More Blind Auctions: From mid-2026, sellers will likely be required to publish their Reserve Price 7 days before the auction. No more guessing games!
💰 Sellers Pay the Land Tax: For most properties (under $10.7m), sellers can no longer pass land tax bills on to the buyer.
🏗️ Stamp Duty Savings: The stamp duty discount for buying Off-the-Plan (apartments/townhouses) has been extended until Oct 2026.
⚠️ Vacant Land Tax: The tax on empty homes/land has expanded across all of Victoria—not just Melbourne.
The Bottom Line: Contracts look different this year. Make sure your conveyancer is across the 2026 rules before you sign anything! 🖊️
