Part of buying well is knowing when not to buy.

There are times when a property looks right on the surface, but the deeper checks tell a different story. Poor strata records. Flood risk. Oversupply in the surrounding pocket. A difficult floorplan. Or simply a price that doesn’t stack up against comparable sales.

These are the moments where discipline matters. The goal is never just to secure a property. It is to secure the right property, at the right level, with the risks properly understood before you proceed.

Sometimes the best advice we can give a buyer is to walk away. Not because the search has failed, but because a missed property is far better than the wrong one.

Annabelle’s words are a lovely reminder of why the right process matters.

In a market where quality stock was limited, access mattered, but so did patience. The goal was never to push them towards something that wasn’t right. It was to listen carefully, understand what they did and didn’t want, and keep the search focused until the right home appeared.

Once it did, the strategy shifted to negotiation. Securing a home they loved, at a price they felt comfortable with, is exactly the kind of outcome we work towards.

Buying can be stressful, especially when supply is tight. My role is to make the process feel clearer, calmer and better supported from the first conversation through to exchange.

Thank you, Annabelle, for such generous words 🤍

Spring is traditionally when we see more property come to market.

Sellers often wait for the warmer months, when gardens present well, homes photograph beautifully, and more buyers are actively looking. For buyers, that can mean greater choice, but also a more competitive environment.

The question this year is whether increased stock will be matched by genuine buyer depth. If listings rise but demand remains selective, there may still be opportunities for prepared buyers to move calmly and negotiate well.

As always, seasonality is only one part of the picture. The real advantage comes from understanding the conditions in front of you, and knowing how to respond.

After more than two years of major building works, the Brett Whiteley Studio in Surry Hills has reopened to the public.

It’s one of Sydney’s most intimate cultural spaces, and the place where Brett Whiteley lived and worked in the final years of his life. Since 1995, it has been cared for by the Art Gallery of NSW, preserving not only the work, but the feeling of the studio itself.

The reopening exhibition, Brett Whiteley: Chapters 1970–79, brings together works from one of his most significant creative periods, including paintings, drawings, sculptures, ceramics, photographs and sketchbooks.

A lovely one to revisit, or to finally discover if it has been sitting on your Sydney list.

A new opening worth knowing in Rushcutters Bay: Da Orazio Trattoria.

From Orazio D’Elia, the chef behind Bondi’s much-loved Da Orazio, this new neighbourhood trattoria brings a more regional Italian focus to McLachlan Avenue. The menu moves beyond pizza and into the kind of cooking that feels generous, familiar and made for sharing.

It feels like a natural fit for Rushcutters Bay. Local, relaxed, and quietly polished, with enough warmth to become a regular favourite.

The Top Dog Film Festival is coming to Ritz Cinemas in Randwick on Sunday, 16 August 2026, and it feels like one of those simple, heartwarming local nights out.

The festival celebrates stories of dogs and their companions, with films that highlight loyalty, healing, humour and the very particular bond people have with their dogs.

It’s a lovely one to put in the diary, especially if you want something easy, warm and a little different for a Sunday evening.

The Moore Park Golf Course debate is a reminder that property decisions are never just about the home itself.

Sydney’s plan to reduce the course from 18 holes to 10 and create 20 hectares of new public parkland has sparked strong views on both sides. Supporters see more open space for a growing city. Critics question the loss of a well-used public golf course and whether the change is needed.

For buyers, the lesson is less about taking a side and more about understanding the broader context. Government planning decisions, infrastructure projects, rezoning and changes to public amenity can all influence demand, liveability and long-term value.

Sometimes these changes enhance a suburb. Sometimes they introduce uncertainty. The key is knowing how to read them before you buy.

NSW has passed tougher laws around underquoting, and for buyers, the shift is a welcome one.

Underquoting happens when a property is advertised below the agent’s reasonable estimate of its selling price. It can create false competition, waste buyers’ time, and make it harder to understand whether a property is genuinely within budget.

The new laws increase penalties for underquoting, require a price or price guide on all advertising, and introduce a Statement of Information so buyers can better understand how the selling price was calculated, including comparable sales and the suburb’s median sale price.

It won’t remove every grey area from the market, but it should lift transparency and accountability. For buyers, that matters. Clearer information supports better decisions, stronger strategy, and less wasted time.

Every property market tells a different story.

When the headlines say the market is running hot, buyers often feel they have missed their moment. When conditions soften, others worry it might be the wrong time to act.

The truth is that every market creates opportunity. It just looks different depending on the conditions.

In a rising market, the advantage is often in acting early and securing the right asset before prices move further. In a slower market, buyers may have more time, more choice, and a stronger position to negotiate.

The goal is not to perfectly time the market. It is to understand the market you are in, and use it well.

That is where strategy matters. Local knowledge, disciplined selection and calm negotiation can make the difference between buying reactively and buying with confidence.

Every market has its advantages. The opportunity lies in knowing where to look.

Double Bay continues to evolve, and Ruby House is part of that next chapter.

Soon to welcome Sansara, a luxury wellness club rooted in balance and self-care, it reflects a broader shift in the village. The amenity is becoming more layered, with dining, retail, beauty, health and recovery now sitting together in a way that feels very aligned with how people want to live. Sansara says memberships are now live.

For Double Bay, this is the kind of addition that strengthens the everyday rhythm of the suburb. Not just somewhere to visit, but another reason the village continues to feel more complete.
